Buying and selling a house in December

December used to be a quiet time in the property world, with estate agents, solicitors and banks closed for the holidays. Now of course the internet has changed the game. Last year online property portals Rightmove and OnTheMarket reported a dramatic spike in viewings on Christmas Day, Boxing Day, New Year’s Eve and New Year’s Day, with the most internet traffic on Boxing Day last year.

Property-surfing is now as much a Christmas tradition as festive jumpers and we’re just as likely to browse for a new home on Boxing Day as we are to snap up an online sale bargain. We’re off work, spending more time together as a family than we have done all year, and our thoughts may turn to upsizing, downsizing or even moving abroad. There is also an increase in couples filing for divorce after Christmas, which may mean putting the family home on the market in January or one party moving out and getting a flat. Whatever the situation, the approach of the new year prompts many of us to think about the future and possibly a fresh start, which may include buying or selling a house in December

Some people question whether deepest winter is the best time to sell because photographs may be better in the spring when leaves are on the trees and gardens are blooming. At Michael Graham we pride ourselves on the quality of our in-house professional photography no matter what time of year you put your home on the market. Plus, if your property photos have been taken in winter, the advantage is that your home is clearly fresh to market. There’s no doubt that this year Brexit and the imminent vote on the withdrawal agreement is complicating matters, but fortunately the Michael Graham property market across the Midlands is doing well, with buyer confidence in London and the South East more tentative because of concerns over Brexit.

If you’re considering selling, marketing your home with Michael Graham guarantees extensive online exposure on our award-winning website, as well as on major national portals Rightmove and OnTheMarket. Our in-house social media team focus on targeted campaigns for our digital platforms and traditional advertisements run in the local press, national press and stylish property magazines. Above all, at Michael Graham we offer a tailored approach for every client, providing expert professional advice and knowledge of the local market that is one step ahead of the curve. Get in touch with us now at michaelgraham.co.uk and whether you’re thinking of buying, selling or renting, we look forward to being able to help.
