Fees applicable to letting a property
|Full Management fees||14.4% of monthly rent, per month|
|Rent Collection Only fees||9.6% of monthly rent, per month|
|Tenancy set up fee||£390 per tenancy (for first two tenants)|
|Additional persons||£90 (per tenant/permitted occupier/guarantor)|
|Inventory fee||£116-£260 dependent on size|
|Landlord Withdrawal fee||One week’s rent (prior to start of tenancy)
One month’s rent (if during a tenancy)
|Serving Notice fee||£90 per tenancy|
|Tenancy renewal fee||£180 per tenancy|
|HMRC return [if applicable]||£60 per quarter|
|Deposit Registration Fee||£42 where applicable|

ARLA and RICS registered
Michael Graham are registered with both professional bodies and are regularly audited and scrutinised to ensure that we operate within the parameters of these two leading lettings bodies. Additionally this gives the added assurance that our client account is audited and your income is always totally protected. We are members of the RICS Client Money Protection Scheme.

Our regional network and reputation attract potential tenants to register with us in their property search. This gives us an excellent bank of people ready to introduce as soon as we receive an instruction.
Our experience and coverage mean that we have a wealth of local knowledge to draw on to give accurate valuations. We are very aware of the impact of transport, schooling and environmental factors on demand.

Our offices are open 7 days a week and all our staff trained specifically to deal with negotiating lettings and the practical steps needed to complete a lease.
We offer a fully managed service or a rent collection only service. We handle individual properties on behalf of clients as well as large portfolios.
Payment runs are made daily so on receipt of income it is promptly processed and forwarded on to Landlords.

Presentation and marketing are recognised strengths within Michael Graham both through traditional and digital media. This applies equally to property sales and lettings and properties are placed on our own website as well as the major property portals such as Rightmove.co.uk and OnTheMarket.co.uk.
