Instructions Manager

The successful candidate will be able to generate instructions in order to increase revenue and profitability for the office. They will also need to cultivate a good relationship with vendors and landlords, generate viewings and financial services leads. They will have a minimum of two years estate agency experience together with a proven ability to exceed targets. They will possess a professional demeanour.
They will have a full driving licence and their own vehicle.
They will be part of the busy residential sales and lettings team and report directly to the Branch Manager.
The position is full time and will involve working weekend days on an office rota basis.
Key Responsibilities:
Directly focus on generating and gaining new instructions for Lettings and Sales.
Complete and follow up all market appraisals (both Lettings and Sales) with prospective vendors
Value properties efficiently, negotiate the best possible price for the client and produce valuation reports
Represent vendors in negotiations with prospective buyers and landlords
Follow sales through to exchange and completion, using the company CRM to keep records up to date
Liaise with customers and clients in a professional, polite and respectful manner fitting of a Michael Graham representative
Maintain records on the company CRM on a daily basis, ensuring all vendors and landlords are appropriately managed and archived where necessary.
Take responsibility for Vendor and Landlord Care, including arranging 4 week meetings
Offer financial services to every applicant, tenant, landlord and vendor, ensuring it is recorded accurately
Generate business (Lettings and Sales) by; actively promoting our services and pursuing all potential leads
Produce best price guides for your branch and a regular basis
Identify investors and keep updated for properties with other agents
Adhere to the Property Ombudsmen Code of Practice and stay informed with relevant industry legislation
Candidate Profile:
Proficiently use Microsoft Office essential
Competently prioritise work load and deadlines essential
Ability to quickly build rapport and long standing relationships essential
Management experience desirable
Competence in standard RICS Red Book residential valuations is desirable.
MRICS qualification is desirable
