Property description

Westerings is thought to have been constructed in the 1960s. It has exterior brick and rendered walls, with clay hanging tiles on the first storey beneath a clay tile pitched roof and the windows are tucked directly under the roof line, all features in keeping with the local vernacular architecture. A well-judged choice of elevated site when it was built, it is even more so now since the declaration in 1965, extended in 1990, of the Chilterns landscape as an AONB. Over time the house has been remodelled and refurbished to a high standard and in accord with the needs of contemporary family life, but the house remains unpretentious and practical in design, integrating with its natural surroundings. From many rooms on both levels of the house there are views over the grounds as well as far-reaching vistas across distant, unspoilt, countryside. While the house feels secluded and rural, it is not isolated, as it is situated within the village of Bledlow Ridge.

About The House Cont'd

Westerings has approx. 2,522 sq. ft. of accommodation arranged over two floors. From the drive, a paved stone terrace, which runs round the house, accesses the north façade with a contemporary oak front door with flanking windows. This opens to the entrance hall, also illuminated by a window in the landing above. A door opens to the two piece under stairs cloakroom. Another, accesses the open plan kitchen/dining/family room, which in turn opens to both sides of the garden, and the utility room which accesses the rear garden. Immediately opposite the front door, is a door to the snug/gym, and a further door to the sitting room, which opens to the rear garden.The staircase in the entrance hall rises to the landing with the principal bedroom which in turn has doors to the dressing area and the en suite shower room. Further doors off the landing access two other double bedrooms and the family bathroom and another double bedroom currently used as a study.

Ground Floor

Wooden flooring carries on from the entrance hallway through to the living room and snug/gym. The open plan kitchen, utility room and cloakroom have tiled floors. Throughout the house there are solid timber panel doors, and there is recessed downlighting in most rooms. The staircase in the entrance hallway is painted wood with horizontal balustrading and square newel posts with caps. Apart from underfloor heating in the kitchen area and the upstairs en suite bathroom, the house has radiators heated by a gas fired boiler.

Kitchen/Breakfast/Dining Room

This open plan living area is in three undefined parts, the main kitchen area with bi-fold doors (five panels) opening to the front garden with a floor-to-ceiling window overlooking the side, the family area with another floor-to-ceiling window overlooking the front, where there is currently comfortable seating, and the dining area towards the back of the house with a formal table and further bi-fold doors (three panels) opening to the rear garden. The entire area has a ceramic tiled floor with electric underfloor heating. A rectangular island, with pendant lights above, has storage drawers beneath and breakfast bar seating. It has the same granite worksurface as above the gloss base units, which match the wall units above. There is a double inset stainless steel sink with a hot, cold and filter tap and a glass splashback. Integrated appliances include an oven, an oven/microwave, a warming drawer, and a dishwasher (predominantly Kupperbusch), as well as an induction hob with a fan above, and a fridge/freezer.

Utility Room and Snug/Gym

Accessed from the kitchen area, the utility room has a terracotta tiled floor and a door with a side window, opening to a brick path that leads directly to the swimming pool area. There are base and wall units and a worksurface with an inset Belfast sink with a water softener underneath. Appliances include a washing machine and tumble dryer. (The fuse box is in this room.)The snug has wooden flooring and a door overlooking the rear garden, while it is currently used as a gym, the versatile nature of the room means it could be repurposed.

Sitting Room

Nearly 30 ft. long by over 11 ft. wide, the triple aspect sitting room runs the entire depth of the house from north to south, with three windows on the east wall, a bi-fold window opening onto the rear garden, and a window overlooking the front garden. Principal Bedroom, Dressing Room, and En Suite Shower RoomAccessed from the landing, the double aspect principal bedroom (over 17 ft. by 15 ft.), has picture windows overlooking the front, taking in views of the distant landscape and passing red kites. A floor-to- ceiling window also looks over the garden to the west. Bedrooms Two and Three

Like the principal bedroom and dressing room, the other three bedrooms, all accessed from the landing, have natural sisal flooring. The landing, with the same flooring, has a window above the staircase overlooking the front.Bedroom two measures over 21 ft. by 11 ft. and has two windows in the east wall overlooking the side garden, and a larger window overlooking the south facing rear garden. There is a double doored built-in cupboard.Double bedroom three overlooks the rear garden and has a two double-doored, built-in wardrobes.

Bedroom Four and Bathroom

Bedroom four, which could be and currently is used as a study, is double aspect with the main window overlooking the front. This, and bedrooms two and three, use the family bathroom which has two windows overlooking the rear garden. The modern four piece suite includes a glass shower cubicle, a panelled bath, a WC and a hanging basin in a gloss fitting with a drawer beneath and further storage beside. The walls and floors have ceramic tiles.

Garden and Paddocks

As implied, it is the 1.6 acres of grounds that define Westerings, especially since its raised position commands far-reaching views. The garden wraps around the house creating a sense of seclusion, with most of the paddock or meadow land lying to the north and east of the house. The current owners’ considered plan to rewild the site and plant mainly indigenous trees and hedging has come to fruition. The wild flower meadows, now in their third season, require cutting only twice a year. There is a mature orchard with about twenty fruit trees, from apples and pears to plums and quinces, and there is a stand of newly planted birches, yet the limited number of formal flower beds ensures the garden is not too onerous to maintain.

Garden and Paddocks Cont'd

From the village road there is a single-track road of approximately 100 yards before the timber gate opening to the gravelled drive. This drive then passes the stables and the garage before reaching the house. The front of the house, facing north, has a raised, balustraded timber deck with a specimen acer guided through the decking. A seating area on this deck overlooks the gently sloping meadows and across the distant Chiltern landscape, towards Lacey Green.The rear garden is on the south side of the house. Bi- folding doors in the sitting room and the open plan kitchen area open to the garden. A door in the utility room, via a brick path, directly accesses the pool house and the swimming pool, with its limestone surround and terrace. There is a lawned area beyond the swimming pool which extends behind the garage and stable block, enclosed by beech hedging and picket fencing.

Swimming Pool and Pool House

The swimming pool is heated by an air source heat pump discreetly placed behind the pool house; the pool has a roll out-solar cover. The paving around the pool and on the raised terrace at the side, is brushed Dijon limestone with decorative brick edging.With a pitched and felted roof, the painted timber pool house has two internal areas, one for changing and another, via a door, housing the pump and filter. It has side windows and glazed double doors which open onto a brick terrace leading to brick steps down to the pool.

Double Garage and Stable Block

Directly accessed from the drive, the timber framed double garage has timber cladding and a clay tiled roof. The two sets of double, wooden doors, with multiple paned glazing above, are electrically operated with a hand-held control. There is a concrete floor, light and power, and an electric vehicle charging point.Aligned with the garage, the stable block is also timber framed with timber cladding, but has a felt roof with an overhang at the front. Each stable has a wooden stable door and a window overlooking the front. While currently used as storage for garden machinery, the three stables, with one once used as a tack room, are fitted out as stables, and could readily revert. At the end of the stable block is an open fronted wood store.Both the double garage and stable block are fitted with security alarms.

Old Pig House

In the north facing longer arm of the grounds seen from the front of the house, is a brick-built outbuilding with two doors, once used for pigs. While currently used for storage, the Old Pig House also provides a planning footprint should someone wish to build a secluded home office, garden room, or simply have a well-placed summerhouse.

The property is in an Area of Outstanding Natural Beauty and within walking distance of a village shop, The Boot gastro public house, a tennis club, and a cricket club. Bledlow Ridge has a primary school rated Outstanding by Ofsted, and is in catchment for grammar schools in High Wycombe and Aylesbury.
