Property description
A Grade II listed former chapel converted into four bespoke architect designed properties, each with two allocated parking spaces and a share of the approximately 1 acre of grounds.
St. Lukes Church is a Grade II listed building, designed by George Fowler Jones, and constructed by William Webster between 1858 and 1861 with additions between 1870 and 1871. It is in the local yellow brick, with ashlar and red brick dressings and slate roofs in the Early English style with pointed arched windows with simple tracery, and pointed arched doors. The building has now been converted into four contemporary dwellings which have retained the original architectural features of the chapel and blended them with modern, high specification fixtures and fittings. All the properties will be leasehold with a 999 year lease and a peppercorn ground rent and the owners of the four properties will also have a share of the freehold. The conversions will have a 12 month builders warranty.
General Fixtures and Fittings
The entrance halls have been re-laid with original clay tiles over the underfloor heating while all other floors are either engineered American white oak or porcelain tiled throughout. The staircases are traditionally hand made in Oak and have low iron glass balustrading to stairwells and balconies. There are heritage brass brushed chrome electrical fittings to all areas The properties all have Cat6a data network cabling throughout with Unifi wi-fi access points, network switch and fibre optic broadband. All the properties also have Unifi CCTV, intercom, and doorbell with parcel camera, all of which can be controlled remotely. All the bedrooms and entertainment areas have USB A and C sockets.
Heating and Lighting
All the properties have wet underfloor heating with Heatmiser controls on all three floors. There is a Crestron whole home integration system with Neomiser intelligent heating, hot water and radiator control, Rako multi circuit lighting control in all the reception areas, as well as full house heat recovery ventilation. The properties have fire rated downlights, LED strip lights, and extensive wall and feature lighting throughout.
Doors and Windows
Modern technology includes motorised conservation rooflights with Creston processor control and rain sensing closure. There is internal double glazing with feature LED lighting and all the feature windows are pre wired for electric blinds or curtains.44mm factory finished internal fire doors with brushed chrome ironmongery are used throughout.
Kitchens and Utility Rooms
The modern kitchens have handmade and painted Scott Gray kitchens with Miele appliances throughout and custom Dekton work surfaces incorporating a one and a half bowl Villeroy and Boch sink with waste disposal and a Quooker boiling water tap. The central island has a sink, an induction hob, and a breakfast bar. The separate utility rooms have a range of units and work surfaces with a sink, a high capacity water softener and a washing machine and tumble dryer. In two of the conversions the kitchens have not yet been installed so purchasers may be able to specify their choice of kitchen within a budget.
Bathrooms
All the bathrooms and cloakrooms have Inalco 2.5m. by 1m. porcelain tiles, downlights, niche lights and heated, backlit mirrors. They are fitted with InBani cabinets, basins and mirrors, RAK Sensation matt white wall hung WCs, and Hansgrohe in wall matt black taps. There are Terma designer towel rails, and wet room showers with thermostatic showers, and smoked glass screens with a Ritec stain resistant coating.
Grounds
The church is on a plot of approximately 1 acre. There will be outside storage for bikes etc. and each property will have two allocated parking spaces with car charging point. Planning permission does not permit fences to divide the plot into private gardens but it is intended to give each property its own areas which will be bordered by hedges as indicated on the plan.
Situation and Schooling
The property is in the catchment for Fairfield Park Lower School (rated Outstanding by Ofsted) the middle and upper Etonbury Academy and a selection of other middle and upper schools. Hitchin (4 miles) and Letchworth (2 miles) both have shops, pubs, restaurants and leisure facilities. Letchworths Greenway is a rural path around the worlds first garden city, and there is also a sailing club at the Blue Lagoon (1 mile).
