Luxury Property Trends For 2025

Primary colours or pastels? Open-plan or zoned? Property experts are forever making predictions about the next big thing in the world of home interiors. So, what about the world of prime property? What are the non-negotiable elements that discerning buyers are looking for in their next dream home? Here are some of the luxury property trends we expect to see in 2025.

Wellness Homes

Having enough space for a gym in your garage or your spare room might be considered a luxury, but not in the prime property market where high-end homes are transforming the definition of the home gym. Forget being happy with a treadmill and exercise bike, super prime properties are now ‘wellness homes’ in their own right, equipped with everything from saunas to yoga studios and ice baths. Since wild swimming has become increasingly popular, buyers are also looking for homes with gardens and natural lakes or ponds they can swim in, with a view to creating an outdoor wellbeing centre, with cold water swimming areas, saunas, and meditation spaces.

The Old Rectory in Marston Mortaine in Bedfordshire is set in around 3.4 acres of wraparound gardens which include a part moat and a wild-swimming pond.

Garden Bathrooms

Another property trend emerging relates to homes with a larger number of bathrooms – including ‘garden bathrooms. For country homes, a “garden bathroom” in the boot room is a huge selling point. Much like dog showers in utility rooms, these increasingly sought-after bathrooms provide a place to rinse off after getting muddy in the garden – and are the perfect balance of practicality and luxury. As well as garden bathrooms, buyers are putting more emphasis on the number of bathrooms in a property. Ensuites are expected, with a property offering at least the same number of bathrooms as bedrooms.

Future-Proof Homes

Sustainability in the property world is not a new thing, but it is ratcheting up a notch and many developments are integrating sustainable building materials and energy efficient technology to appeal to environmentally conscious buyers. Environmental credentials like LEED and WELL certifications are especially relevant for those people who are buying as an investment. It’s important to make sure that the property is as environmentally friendly as possible as the consequences of climate change become ever more obvious.

Prairie Barn is a newly built high specification five-bedroom eco barn conversion in around 2.5 acres of land on the edge of Pirton village in Hertfordshire.

Technology-Enhanced Living

From virtual assistants like Alexa to smart heating and EV chargers, in-home tech is already becoming commonplace. In 2025 it’s set to open a world of even more convenience. Increasingly, newly built properties will be equipped with advanced home automation systems, allowing homeowners to adjust everything from temperature to security, entertainment, and lighting via mobile apps. Appliances being controlled by a smart phone app will be run of the mill rather than revolutionary. Whether you’re looking to remotely control your dryer, receive alerts from your oven, or adjust the temperature of your wine fridge, you can do it all at the touch of a button. You can also update each appliance’s high-tech operating system – just like an iPhone – to ensure it’s always equipped with the latest features.
