Why move to Woburn Sands?

Whether you’re looking to buy, sell or rent, Michael Graham has Buckinghamshire covered. With eight offices across the county, our Woburn Sands office is dedicated to serving the Woburn and Woburn Sands area, along with the picturesque villages to the south of Milton Keynes.

Woburn Sands is a small town in England, on the border of Buckinghamshire and Bedfordshire. It forms part of the Milton Keynes urban area but has a distinctive semi-rural, village-like character. Woburn Sands has a friendly, close-knit community with a thriving High Street full of independent shops, cafés, pubs and local services like a library, medical centre and church.

Schools

Swallowfield Primary School and Fulbrook Extended Secondary School are in Woburn Sands and both have a Good Ofsted rating. The village also has a daily bus service to the Harpur Trust Schools in Bedford, Thornton, and Akeley Wood schools. Many of the towns and villages in the area are in catchment for the Aylesbury grammar schools.

Transport Links

The town, alongside Wavendon and the surrounding areas of south-east Milton Keynes, is served by Woburn Sands railway station, and inter-city services can be accessed via Milton Keynes Central, roughly 5 miles away. By road, Woburn Sands is close to Junction 13 of the M1 motorway.

Attractions

Woburn Abbey is a country house and the family seat of the Duke of Bedford. The Abbey, gardens and deer park are open on specified days to visitors, as is Woburn Safari Park. Woburn Lido is another popular summer attraction, offering an outdoor swimming pool and large grassy area for picnics.

Popular villages in the area:

Aspley Guise

On the edge of the Greensand Ridge and just 1.5 miles from Woburn Sands, Aspley Guise is a historic, picturesque village with a pub, restaurant and a primary school. A daily shuttle bus runs to the Harpur Trust Schools in Bedford. The village has its own railway station on the Marston Vale line and is close to junction 13 of the M1, making it a popular village for commuters. A designated conservation area protects the historic centre of the village, and local amenities include a golf course and cricket ground.

Aspley Heath

Aspley Heath sits on the Greensand Ridge between Aspley Guise, Woburn and Woburn Sands. The village is on the edge of the Woburn Estate, with direct access to the Heath, and Woburn Golf and Country Club is around 3 miles away. The village is on the daily bus route to the Bedford Harpur Trust and Akeley Wood schools and to Thornton College.

Little Brickhill

Little Brickhill is the middle of the three Brickhill villages – the others are Bow Brickhill and Great Brickhill- which stand on the ridge of Lower Greensand. All three villages are known for being family-friendly and enjoying great connectivity. Being close to the M1 motorway and near mainline stations like Harlington and Flitwick makes Toddington ideal for commuters to London, Luton, Milton Keynes and beyond.

Toddington

Five miles from Luton on the edge of the Chiltern countryside, this large historic village is built around a large village green with shops, pubs and historic buildings. The village is served by two schools, Toddington St George Church of England School, and Parkfields Middle School. Both schools are rated outstanding by Ofsted. The Harpur Trust schools in Bedford are around 19 miles away.
