Hitchin named the most popular commuter town for home buyers
Buyers who have already made the move out of the capital know just how important location is when choosing a home. It’s about getting the balance right, weighing up factors such as commuting time, affordability, and lifestyle. Research published this week by Rightmove has revealed Hitchin as the most in-demand London commuter town targeted by buyers, closely followed by Harpenden and Letchworth Garden City.
Hitchin leads the way
Hitchin taking the top spot will come as no surprise to residents or visitors. This historic market town, dating back to the 7th century, combines cobbled streets, timber-framed buildings, and beautiful period architecture with a thriving mix of independent shops, cafés, and restaurants. Surrounded by acres of lavender fields, Hitchin has even earned the nickname “Little Provence”.
The average property price in Hitchin is currently around £495,800, compared with London’s average of £666,650. With fast and frequent rail services reaching King’s Cross in approximately 31 minutes, it offers the ideal combination of connectivity, character, and quality of life.
While some popular commuter towns have experienced modest house price declines over the past year, Hitchin continues to attract strong buyer demand. Its excellent transport links, vibrant town centre, independent businesses, and strong sense of community make it an increasingly attractive choice for those looking to leave the capital without compromising on connectivity.

Harpenden close behind
Harpenden ranks second in Rightmove’s list of the most popular commuter towns. With an average property price of £948,054, it remains one of Hertfordshire’s most desirable locations.
Known for its tree-lined streets, highly regarded schools, boutique shopping and excellent selection of pubs and restaurants, Harpenden is an attractive choice for people looking to leave the city for a change of lifestyle. Commuters can reach London St Pancras in around 26 minutes, with around four trains per hour providing one of the fastest routes into central London.
Letchworth Garden City continues to appeal
Situated in north Hertfordshire, Letchworth Garden City comes in third in the top five London commuter hotspots in the UK. The world’s first garden city and another Hertfordshire location with its own distinct character, the town has excellent commuter links, offering two fast trains per hour which reach King’s Cross in around 36 minutes. The average property price here is currently £435,435.

Why commuter towns remain so popular
Today’s buyers are looking for much more than a convenient train journey. Green open spaces, thriving communities, good schools, independent businesses, and a healthier work-life balance are increasingly important priorities. For many buyers, commuter towns like Hitchin, Harpenden and Letchworth Garden City offer the best of both worlds: easy access to London alongside the benefits of a more relaxed lifestyle.
