We’re looking for an experienced and proactive Lettings Property Manager & Maintenance Supervisor to lead our Property Management team and oversee a diverse portfolio of residential properties.
In this role, you’ll combine team leadership with hands-on property management—ensuring compliance, coordinating maintenance, and delivering an excellent experience for both landlords and tenants.
Key Responsibilities:
Team Leadership & Oversight
- Lead and support a team of Property Managers, ensuring workloads are effectively managed
- Monitor outstanding maintenance works, compliance requirements, and service delivery
- Provide guidance and hands-on support to ensure tasks are completed efficiently
Property & Tenancy Management
- Manage a portfolio of properties, delivering a high standard of service to landlords and tenants
- Maintain clear and consistent communication, ensuring all parties are regularly updated
- Keep accurate and detailed records using the company’s property management system
Inspections & Maintenance
- Conduct property inspections (initial and periodic) and produce detailed reports with photographs
- Identify maintenance issues, obtain landlord approval, and coordinate required works
- Raise and manage work orders, ensuring timely completion and regular progress updates
- Liaise with contractors, obtain quotes, and oversee works through to completion
- Carry out site visits where required to ensure quality standards are met
Compliance & Safety
- Ensure all properties meet legal and safety requirements, including:
- Gas Safety Certificates
- EICRs (Electrical Safety)
- EPC ratings (minimum E or above)
- Smoke alarms and CO detectors
- Maintain up-to-date contractor documentation, including public liability insurance
Tenancy End Process
- Manage end-of-tenancy procedures, including:
- Coordinating check-out inspections with inventory clerks
- Reviewing reports and negotiating deposit deductions
- Handling disputes and supporting Tenancy Deposit Scheme claims where necessary
- Ensure accurate key management and records across all offices
Administration & Systems
- Use internal software to manage maintenance, appointments, communications, and records
- Process contractor invoices accurately for submission to accounts
Additional Responsibilities
- Escalate complaints where appropriate
- Participate in ongoing training and development
- Support wider team and business needs as required
What We’re Looking For:
- Proven experience in residential property management
- Strong knowledge of lettings legislation and compliance requirements
- Excellent organisational and problem-solving skills
- Confident communicator with strong customer service skills
- Ability to manage multiple priorities in a fast-paced environment
- Experience managing or mentoring a team (preferred)
- Comfortable using property management software and digital tools

Monday to Friday (9:00am–5:30pm)
Saturday rota (9:00am–4:00pm)
