When searching for their dream home, many buyers have a checklist which includes a tennis court in the garden. Research tells us that a tennis court adds more value to a property than a swimming pool, so what do you need to bear in mind if you’re a homeowner considering adding a tennis court, or if you’re a keen player looking for a home for sale with a tennis court?

Homes with Tennis Courts 2024
Cost versus value added...
The general consensus is that adding a tennis court to a country house could increase the value by at least £75,000. But how much does it cost to build a tennis court? Less than you might think. While the average cost for an outdoor swimming pool is £85,000, installing a tennis court would cost around £45,000 – although this varies depending on the type of playing surface, as well as equipment such as nets and posts, fencing and lighting.
Hard tennis court or grass?
Grass courts may be the dream, but they are high maintenance and require regular mowing, rolling, feeding, weeding, moss control, scarifying and aerating. You will need to pay a professional or invest in the tools to do it yourself, including a lawnmower that cuts down to 6mm. For all those reasons, most people opt for an all-weather porous surface for easy drainage.
Do you need planning permission for a tennis court?
Planning rules vary widely and you’ll need to contact your local planning authority for their rules on fence heights, change of land use (you can't just put a court on land defined as agricultural), and drainage. Approach the subject of floodlights with care as they can be contentious.
The best spot for a tennis court
The ideal site for a tennis court is away from the house in a spot screened by trees or shrubbery. If you have the luxury of choice, opt for a north-south position rather than east-west to avoid sun in your eyes in the evenings.
