A development opportunity on a former school site with a plot of just under 0.75 acres next to the church in the conservation area in the Hertfordshire village of Hexton.

The property is on the main road through the village with access from the front. There has been a school on the site since 1846 and the building has been extended and improved over the years. It currently has approximately 4,533 sq. ft. of accommodation which is predominately on the ground floor with just two rooms and a cloakroom on the first floor which have been used as a flat. There is also a detached 181 sq. ft. outbuilding which is used for storage. Please note that the trees on the site may also be covered by any conservation area restrictions.

Restrictions on the title

The owner must maintain the walls, fences, and hedges along the northern and western boundaries along the property. The owner must receive approval (which is not to be unreasonably withheld) from the original transferor or successor of title prior to any erections of buildings or building alterations to the external appearance of the land. It may be difficult to determine who has the benefit of this covenant as the adjoining land is not identified. The owner will not gain any right to light or air over any neighbouring property if building occurs on the adjoining land.

Easements

A deed of easement between Hertfordshire County Council and the owners of the adjoining land (1959) expresses that the Council is responsible for maintenance and costs of a cesspit on adjoining land. There is a cable access agreement between Hertfordshire County Council and British Telecommunications plc (2005) which grants access to BT to lay cables. Hertfordshire County Council are unable to damage the apparatus or allow damage to occur. This agreement should not be binding to any successors.

Situation and Schooling

The village of Hexton is situated on the edge of the Chiltern Hills, just 6 miles from the historic market town of Hitchin which has a train station with services to St.Pancras in just 28 minutes. The village benefits from having a public house with a restaurant, a community tea shop, and a sports ground. Primary and secondary schools are available in Hitchin and include Hitchin Boys’ and Girls’ Schools which are both rated as outstanding by Ofsted. There are also primary schools in the villages of Offley and Pirton.
