Property description

A 19th century three bedroom detached cottage with front and rear gardens, a gated private driveway approach, a detached garage, and countryside views to the rear.

Originally built in 1800s, the property is a historic part of the village becoming the village sweet shop in 1910. It was extended in 2007 by the current owner, to provide additional ground floor accommodation and a third bedroom. Pondmead took its name from the ponds which were previously found in the nearby fields. The front door opens into the entrance hall with doors leading into the sitting room, the ground floor bedroom, the shower room and an inner hall with stairs to the first floor. The ground floor also has a dining room and a fitted kitchen. The other two bedrooms and a four piece bathroom are on the first floor. The property is located on Risborough Road which has recently been de-classified to a no-through road courtesy of a new ring road around Stoke Mandeville

Ground Floor

The sitting room has a walk-in bay window to the front, a brick fireplace with a stone tiled hearth, and exposed beams that are a feature throughout the ground floor. Double doors open to the dining room which has stone tiled flooring and bi-fold doors to the garden with countryside views. The modern kitchen is open to the dining room and has ceramic tiled flooring, a range of base and wall units with wood effect work surfaces, an integrated oven with a hob and extractor over, and space for the white goods.

Outside

The property has a private gated gravel drive with parking for five cars in front of the almost 32 ft. tandem garage which has an attached storeroom. There are lawn gardens to the side of the driveway with shrub borders. A side gate and path lead to the rear garden which has a stone and decked patio seating area adjacent to the property. The rest of the garden is mainly laid to lawn and is enclosed by a combination of walls and fencing.

Situation and Schooling

The cottage is about 10 minutes’ walk (0.6 miles) from Stoke Mandeville railway station which has services to London Marylebone. Alternatively, Tring railway station (9.6 miles) has services to Euston. Stoke Mandeville has three pubs, two of which also have restaurants, a village store with a post office, a combined school and Stoke Mandeville Hospital with an A&E department. Aylesbury (3.4 miles) has further amenities, including supermarkets, sports and leisure facilities, and Wendover High Street (3.6 miles) has a selection of shops, restaurants and coffee shops.
