Property description

A Grade II* listed 15th-century six bedroom house, with later alterations and early 20th-century renovation work, currently used as offices with private gardens and driveway parking.

This originally 15th-century timber framed and brick under tile property has in excess of 5,600 sq. ft. of versatile accommodation arranged over four floors, including the cellar, with a later stone and brick extension at the rear. Located on Whitchurch High Street, once known as The Priory, the property has private gardens and parking for at least ten cars. The property could be converted back to residential use, subject to planning, creating a house with four reception rooms on the ground floor and at least six bedrooms on the first floor with two dressing rooms and four bathrooms. The property retains many character features throughout, including diamond-paned leaded windows, exposed internal beams and brickwork, and original fireplaces. The first floor has a characteristic 15th-century jetty over the ground floor. The largest reception room has a notable central truss with carved brace timbers forming a stretched arch with decorative carved tracery.

Accommodation

The property has four reception rooms, which are currently used as offices, but could be converted STPP. A residential arrangement could have separate sitting, drawing, and dining rooms, a study, and a kitchen/breakfast room with a utility room. The entrance hall has stone flags and an original 15th-century door. There are two staircases leading to the first floor landing, which runs almost the length of the house. On the first floor the offices would probably be used as five bedrooms, four bathrooms, and a dressing room. On the top floor is an additional bedroom, with a loft storage room.

Outside

Behind low stone walls with stone steps, the historic property occupies a prominent position on The High Street in Whitchurch and is a focal building within the village. At the rear is a private gravel car park with parking for at least ten cars. There is a stone paved patio area adjacent to the rear of the house and established lawned gardens with mature shrubs and trees.

Situation and Schooling

Whitchurch village has a supermarket/post office, a public house, a church, a beauty salon, and a combined school. Aylesbury (4.7 miles) has shopping, social and sports facilities, the Waterside Theatre, grammar schools, a college, and a university campus. There is also a mainline railway station with services to Marylebone and Oxford.
