Property description

A Grade II listed five/six bedroom former farmhouse with a paddock, detached double garage, gated driveway parking, a south facing garden set in a plot of approximately 1.9 acres, offered for sale with no upper chain.

The Grade listing report describes the property as a late medieval hall house, with a timber frame on a plastered brick sill and chequered red and blue bricks under steep old red tile roofs. The property retains period features throughout which include original wooden sash windows with original working shutters, old panel internal doors, exposed beams and timbers, and fireplaces. The vendors have sympathetically maintained the farmhouse; including the installation of a new heating and hot water system, installing new Victorian style radiators, and four newly refitted bathrooms. The property is in a peaceful rural location surrounded by fields and is only a few minutes’ walk from The Hermit of Redcoats pub and restaurant.

Overview continued

The hamlet of Titmore Green is part of the larger parish of Little Wymondley which has two 17th century public houses and is the site of the 13th century Wymondley Priory and the 14th century Wymondley Bury. There is also Wymondley junior and infant school on Siccut Road which has been rated Good by Ofsted. A wider range of amenities are available in Stevenage or the market town of Hitchin which are both within 10 minutes’ drive and have supermarkets, schools and commuter services to London. The property benefits from high speed broadband.

Ground Floor

The front door opens into an entrance hall which has stairs up to the first floor and down to a dry cellar for storage such as wine and staples. It also gives access to the ground floor bedroom/study and shower room and continues to the kitchen and a secondary staircase to the first floor.

Reception Rooms

There are two reception rooms at the front of the property on either side of the entrance hall. The one on the right is currently used as a games room but it has a covered external chimney which could be opened up to add a fire if a purchaser wanted to use it as an additional seating area. The room has a dado rail, a sash window to the front with shutters, and two Victorian style radiators. The sitting room, on the other side of the hall, has a brick fireplace housing a multi-fuel stove with a built-in cupboard on one side, exposed beams and timbers, and a sash window to the front with shutters. A door from the sitting room leads to the dining room which also has a sash window to the front, and a fireplace with a multi-fuel stove. There is a door to a third staircase to the first floor, a built-in drinks cabinet, access to an understairs cupboard, and a feature box of servants’ bells. The dining room also has a door to the hall for easy access to the kitchen.

Kitchen, Utility/Boot Room, and Planning Permission

The kitchen has tiled flooring, exposed beams, and space for a breakfast table and chairs. It has a range of solid oak worktops, and base units including pan drawers and pull out wicker drawers. There are display shelves on the walls, and access to an understairs cupboard which has been shelved to use as a pantry and has space for a microwave. A ceramic Belfast sink and drainer is set under a window overlooking the garden and there is also a window to the rear. There is an oil fired Aga, a gas hob, and space and plumbing for a dishwasher. The adjoining utility/boot room has a stable door to the garden and dual aspect windows to the rear and side. There is space for coat and shoe storage, base units, a one and a half bowl sink and drainer, and space for a washing machine, a tumble dryer, and an American style fridge/freezer. The vendors have had plans drawn up to create a new, significantly larger. kitchen/dining room addition to the side of the house which would also create a larger more useful utility area. This would include bi-folding doors to the garden. Pre-application planning permission is in place for the extension with listed building and conservation approval obtained.

Ground Floor Bedroom and Shower Room

Bedroom 6/study room is on the ground floor and could be used as a bedroom to provide single storey accommodation for an elderly relative but it could alternatively be used as an additional reception room or a study to work from home if preferred. It has exposed beams and dual aspect windows. The adjoining shower room has a quadrant shower enclosure and stone tray by Merlin with a rainwater and standard showerhead, a concealed cistern WC, and a vanity washbasin with a demisting mirror above. There is decorative tiling to the splash areas.

First Floor

There are three staircases from the ground floor to the first floor. The main stairs from the entrance hall are lit by a window on the half landing, and lead to a landing with access to three bedrooms and two bathrooms. The principal bedroom has sash windows with shutters overlooking the drive and paddock to the front. There is a feature fireplace with tiled inserts and twin built-in double wardrobes. Bedroom two has dual aspect windows. one of which is arched with original shutters, and has a vaulted ceiling. Bedroom three has a vaulted ceiling with exposed beams, and a fireplace with a built-in airing cupboard next to it. There is also a linking door to bedroom four. The family bathroom is panelled to dado height and has a bath with a swivel shower hose, a RAK concealed cistern WC, a vanity washbasin, and a Victorian style towel radiator. There is also a shower room situated adjacent to the principal bedroom which has a window to the front, a Grohe WC, a corner shower cubicle, and a washbasin set into a large vanity unit with cupboards and drawers, and a demisting mirror over.

First Floor cont'd

The second landing, accessed via the second staircase, provides access to bedrooms four and five and a three-piece shower room. Bedroom four has a sash window with views to the front, a vaulted ceiling, exposed beams and an additional enclosed “secret” staircase from the dining room. Bedroom five is a double room which is situated next to the shower room and has a sash window and a newly fitted vertical column radiator.

Garage

The double garage measures 23 ft. 7 by 18 ft. 4 and is accessed by two electric doors which can be operated remotely by fob or from the house. A central loft ladder leads up to a boarded loft for storage.

Gardens and Grounds

The property is set back from the road screened by close boarded fencing, hedges, and trees, and is accessed via a walled gateway with timed lights on the gateposts, and electric gates to a gravel drive which provides parking for numerous cars and access to the detached garage and the house. There is access on both sides of the house to the main garden at the side which faces almost due south and is enclosed by new close boarded and post and rail fencing. There is a gravel path and seating area by the house as well as a recently installed entertaining terrace which is sheltered by a gazebo and has space for tables and chairs for al fresco dining and entertaining. The rest of the garden is mainly lawned and is flat enough for a marquee for larger gatherings if required. A boiler room has shelves for storage and houses the new Vaillant gas boiler. At the rear, the property backs onto the former farmyard where the original dairy farm outbuildings have been converted into professional offices and there is minimal noise or disruption when they are occupied during the week.

Paddock

The property has a plot of about 1.9 acres which includes an approximately 1.4 acres paddock in front of the house. There is pedestrian access to the paddock from the front garden and vehicular access via a five-bar gate from Lower Titmore Green Road.
