Ground Floor
Throughout the ground floor, the handmade oak windows and French doors are double glazed and have been recently professionally resealed and oiled. The entrance hallway has a window overlooking the side with plantation shutters and a handmade wooden staircase with plain balusters and a carved handrail rising to the galleried landing. Solid, modern double oak doors open from the family area to the nearly 23 ft. by nearly 17 ft. dual aspect dining room which has an oak floor and an exposed floor-to-ceiling brick chimney breast with an inset woodburning stove set on a stone hearth beneath a timber lintel. Double bedroom two has a wooden floor and two sets of bespoke built-in shoulder height cupboards; there is a casement window in the gable end which also has exposed timbers, and above which is loft access. The en suite bathroom has a slate-effect ceramic tiled floor and a matching tiled gable end wall behind the wet-room shower area. The Axor Hansgrohe shower has a tinted glass screen. The ceiling is vaulted with exposed beams and there are two Velux windows. Gardens
Front
A gravel drive to the front of the barn diverts from a short length of shared drive leading off the village road. Passing through an entrance formed by low, curved stone walls, the gravel drive widens to an area of private parking for at least five cars and accesses the doors for both garages. Further stone walls separate the end of the drive from a sloping lawn down to the mill stream with a path leading to a bridge. The hedged front boundary is interrupted by a now purely decorative, listed carved stone entrance with wrought iron gates. There are established borders at the front of the barn planted with a variety of trees and shrubs such as prunus, lilac and mahonia; a stone path leads to the front door.
Rear
Accessed by French doors from each reception room, the paved courtyard garden is fundamental to the layout. Enclosed on three sides, it has a circular goldfish pond retained by brick walls with a stone fountain. A specimen prunus provides shade for summer entertaining. There is another terrace beyond the sitting room gable end which is enclosed by a stone wall and overlooks the mill stream and weeping willow. Steps lead to a lower terrace which creates another seating area and accesses a wooden bridge over the stream. Beyond the bridge is the lawned island garden which has the river Great Ouse tributary as a boundary. Locality
The village of Radclive is within a conservation area and was recorded in the Domesday Book. It has a range of period houses including Radclive Manor which is near the church. It is located off the A421, 2 miles west of the market town of Buckingham which has a range of shopping and leisure facilities including health clubs, parks, a golf club (which is within walking distance of the property), and a swimming pool complex as well as primary schools, a secondary school, and the Royal Latin School. A wider range of shopping is approximately 15 miles away in Milton Keynes, which has one of the largest covered shopping centres in Europe as well as leisure facilities including a theatre, cinemas, and an indoor ski slope.
