Property description

A Grade II listed three bedroom detached character cottage with front and rear gardens, and driveway parking, located in the centre of the Hertfordshire village of Pirton, being sold with no upper chain.

The property was originally an historic Beer House and is said to date back to the 16th century or possibly earlier. It was converted into a house in the 1950s and then given the Grade II listing for its physical timber structure and many period features. The current owners have lived at the cottage for over 30 years and have retained its character while improving it throughout, including a new roof, underfloor heating, and rewiring about 10 years ago. There is over 1,350 sq. ft. of accommodation over two floors. The ground floor has a reception hallway with a wide opening to the dining room and a door to the kitchen/breakfast room. There is also a sitting room and an office with a cloakroom. The first floor has three bedrooms and a four piece family bathroom. The front of the property has driveway parking for one car. The rear garden has been landscaped for ease of maintenance and has a covered seating area and an additional outbuilding which is divided into two sheds.

Ground Floor

The reception hall has a quarry tiled floor and an exposed brick fireplace with wood burning stove. The kitchen/breakfast room which is handmade by Vandepeer kitchens has a range of fitted cabinets with Quartz work surfaces and upstands. Integrated appliances include a Neff Induction hob and a slide & hide oven, a Fisher and Paykel dishwasher and a Quooker boiling water tap. This area has a tiled floor with underfloor heating and a glazed door to the courtyard. The sitting room has high ceilings, dual aspect windows and a fireplace with a feature wooden surround and a wood burning stove.

First Floor

The principal bedroom has an original fireplace and a range of fitted wardrobes spanning one wall. Bedroom three also has fitted wardrobes, two windows, and feature beams to the walls and ceiling. The bathroom has a walk-in shower cubicle, a side panel bath, a wash basin, and a WC. There is a window to the rear, partially tiled walls, and ceiling downlights.

Garden and Outbuildings

The block paved driveway is at the side of the property and has an electrical outlet. The front garden is enclosed by a white picket fence with a gate leading to a path to the front door. There are a variety of mature shrubs and trees. A gate leads to the landscaped rear garden which is low maintenance with patio seating areas and areas of artificial lawn. There are two characterful outbuildings, which are also listed. Both have power and lighting. One is currently used for storage and the other provides an open-fronted seating area to enjoy the garden all year round. There are also country walks from the front door.
