Ground Floor Kitchen/Breakfast Rm
The Kitchen/breakfast room has French doors with flanking windows opening to the patio overlooking the rear garden. There is underfloor heating and wood-effect LVT flooring throughout the open plan area. A range of contemporary wall and base units have granite worksurfaces and include floor-to-ceiling larder drawers. The matching central island has a one-and-a-half sink with mixer and hose taps set in the worksurface, a curved breakfast bar at one end, and a circular wooden chopping board at the other with a bow-fronted double-doored vase cupboard beneath. Running on gas and electricity, the four-oven Lacanche Côte D’Or range cooker has four gas hobs and a Fornair extractor hood above. Integrated Miele appliances include a coffee machine, a warming drawer, a microwave, and an undercounter wine fridge. Also integrated are the dishwasher and an industrial-sized fridge. A door leads to the walk-in pantry with built-in shelving.
Snug and Music Area
Open plan with the kitchen/breakfast room, a walkthrough with a step leads to the snug. This over 12 ft. by over 11 ft. space has French doors with flanking windows opening, as in the breakfast area, to the rear patio. The French doors and windows here, and throughout the house are double glazed. There is ample room for relaxed seating with a view of the garden. A further walkthrough leads from the snug to the music area which is a similarly sized space - currently housing a baby grand piano - but with a window over the side. Taking up much of the northwest wall is a modern, built-in painted ‘dresser’ with double doors opening to exposed wooden shelves and a wooden worksurface over drawers. This is currently used as a bar.
Utility Room
The utility room has terracotta floor tiles and built-in base and wall units with an inset sink and space and plumbing for a washing machine and a tumble dryer. There are an external door and a window to the side, a wall-mounted three-year-old gas-fired Ideal boiler, which heats most of the radiators in the house, and a recently installed fuse board.
Games Room
Accessed via a secret ‘book shelf’ door from the reception hall, the over 20 ft. by nearly 18 ft. games room has ample room for a pool table. There is rustic exposed wood panelling (with hidden insulation) on the two long walls, interrupted on the northeast wall by a built-in bamboo bar with space for a drinks’ fridge below and a wooden shelf. A hatch accesses the boarded loft space above. The shorter wall comprises what appear from outside to be garage doors, each with glazed twin lights above, however, only the far-left door is functional. If required, this room could be converted back to a double garage.
Study and Office
Through an angled doorway from the reception hall, the over 19 ft. by over 8 ft. study has a window overlooking the front drive and built-in shelving. Because both vendors work from home, the broadband is well tested.
Opposite on the plan but accessed from the inner hall, the study measures over 17 ft. by over 14 ft. and has French doors with flanking windows opening to the paved patio and garden. Access from the inner hall is via handmade glazed doors with flanking windows, inspired by retro Crittall windows. The room has painted wooden panelling to dado height. In this room and others, the fitted, electrically-operated blinds are included.
Sitting/Dining Room and Library
Off the inner hallway, ahead of the second flight of stairs is the sitting/dining room. This triple aspect room measures over 33 ft. by over 17 ft. and has windows on either side of a media wall with a 78 in. screen and a longitudinal contemporary electric fire below. Bi-folding doors span the entire width of the end wall and there is a further set of bi-fold doors facing northeast. Both sets of bi-folds open to a paved terrace overlooking the garden. There is obviously ample room for sofas and chairs as well as a dining table seating at least ten people. A partially glazed panel door opens into the library which has floor-to-ceiling books shelves on one wall.
Gym/Playroom
Accessed from a door in the inner hallway at the foot of the secondary staircase is the dual aspect gym/playroom which has two windows overlooking the front drive and a side window. The room has underfloor heating and LVT flooring. Due to the underfloor heating the room could be used for a different purpose if required.
First Floor
The main staircase to the first floor has painted turned balusters and a moulded handrail. It becomes a square galleried landing with a window overlooking the front, built-in shelving along another wall, and a door to the guest bedroom suite. There is overhead access to the boarded loft space and a shelved airing cupboard with the hot water cylinder. A corridor off the landing accesses bedroom three and has an opening to another corridor with a Velux window at the end. This area leads to two bedrooms and the family bathroom, and has doors to the principal suite and the larger dressing room. From here the secondary staircase, with painted turned balusters and acorn-topped newel posts, descends to outside the sitting/dining room and gym/playroom, with a door to an understairs cupboard. The painted panelled doors throughout the first floor (and most of the ground floor where there are not feature doors) have all been replaced.
Principal Beddroom Suite
The principal bedroom suite runs the full depth of the house with the larger dressing room and en suite bathroom overlooking the front drive and garden. The bedroom has a vaulted ceiling and measures over 20 ft. by over 17 ft. The wide gable end of the room overlooking the garden is filled with windows, including the apex, all with fitted bespoke plantation shutters. One wall has floor-to-ceiling painted wooden panelling, the radiator covers have decorative grills, and there is an air conditioning unit.
Principal En Suite
A door accesses the first dressing room which has a stone micro-tiled floor and three pairs of floor-to-ceiling fitted wardrobes with double doors, built-in storage and hanging space. An opening leads to the fully-tiled en suite bathroom, which has the same flooring, and underfloor heating. Included are a modern stand-alone rolltop bath, a double walk-in shower with a glass screen, and twin basins set into the micro-tiled surface of a vanity unit with wooden cupboards beneath.
Dressing Room
The second, larger dressing room could be used as a sixth bedroom since it is accessed from the corridor. It has floor-to-ceiling fitted storage with open shelving with picture lights above and pull-out hanging rails. A bespoke central island is in the centre of the room, with storage beneath a glazed top and a low pendant light above.
Guest Bedroom Suite
Accessed from the top of the main stairs and offering seclusion from the rest of the first-floor accommodation, the guest bedroom has a window overlooking the rear garden and a door to a dressing room which has a range of built-in wardrobes and a window overlooking the front. A further door accesses the modern en suite shower room which has wood-effect LVT flooring, a basin, and a WC. There is a step up through sliding doors to a walk-in shower with fully tiled walls.
Bedroom Three Suite
Like most of the bedrooms, the over 16 ft-wide bedroom three has views over the rear garden and a walkthrough to a dressing area with built-in floor-to-ceiling wardrobes with sliding mirrored doors. The en suite bathroom has floor to shoulder-height tiling, a wood-effect LVT floor and a five piece suite which includes a panelled bath, a walk-in shower, and twin basins in a vanity unit with cupboards beneath.
Bedrooms and Bathroom
Also overlooking the garden, bedroom four has a range of fitted wardrobes with built-in storage and hanging space. A double room, like all the other bedrooms, bedroom five overlooks the front drive with the lawn and trees beyond. Both bedrooms share the nearby family bathroom which has a Velux window, wood effect LVT flooring, and painted tongue-and-groove panelling to dado height. The five piece suite includes a bidet and a corner bath with matching panelling.
Front Garden and Drive
From Green Lane, Greenacre is approached via a herringbone block paved drive that approaches the front of the house, providing ample off street parking and leading to gated side access to the rear garden. Raised brickwork separates the driveway from a curved lawn at the front of the house which slopes slightly up and is enclosed by a variety of shrubs and clipped hedges, including mahonia and yew, with a backdrop of established trees – horse chestnut and beech. The undergrowth conceals two connected garden sheds. The effect created is rural and secluded.
Rear Garden
The south east facing rear garden, enclosed by either fencing or brick walls, also creates a sensation of being in the countryside. There are two areas of patio adjacent to the rear of the house, one is block paved, the over has small paving stones with brick borders and extends farther into the garden, with a raised area of terrace, also providing a base to the pool house. The rest of the garden is mainly laid to lawn, with established borders and raised wildflower beds. Behind the pool is an enclosed space especially landscaped to create a private retreat which currently houses a fire pit. The borders of the garden are planted with a variety of shrubs, some clipped as at the front, and mature trees, all of which provide privacy.
Swimming Pool
The swimming pool measures over 19 ft. by over 29 ft. and is ‘Roman-shaped’ with a semi-circular extension to the end nearest the house which has the entry steps. The pool is surrounded by stone paving with room for seating and is sheltered along the farther end and one side by established planting. It has a new lining and there is a cover.
Pool/Summer House
The timber pool/summer house has a pitched roof and a veranda at the front with a door and a window looking into the garden; there are also windows in each side wall. The building contains the filtration system and the new gas boiler for the swimming pool.
