Property description

A bespoke award winning architect designed four bedroom detached country house in a private gated setting, with wrap around gardens in the popular Hertfordshire village of Pirton.

The property was completed in 2019 but was built to resemble older properties with snapped header brickwork with lime mortar and windows set back in the style of pre 1930s buildings. It has been completed to a high specification with a sound system, CCTV and an intelligent lighting system which can be controlled by an I pad in the house or via mobile phone. There is wet underfloor heating throughout the ground floor and electric underfloor heating in all the en suites which are fitted with contemporary sanitaryware by brands including Gerberit and Burlington. It is double glazed throughout and has class 1A flued chimneys. The house has over 3,800 sq. ft. of versatile accommodation over three floors. There are four double bedrooms, three dressing rooms, and four bath or shower rooms on the top two floors with scope to create a separate apartment on the top floor if required. The ground floor has an entrance hall with a cloakroom and stairs to the first floor with a cupboard under.

About the House cont'd

There is an over 34 ft. open plan kitchen/dining/family room, a utility/boot room, a separate sitting room, and a study for working from home. As the vendors are downsizing some of the furniture in the house may be available subject to separate negotiation if desired. The property is set back from the Royal Oak Lane on a private road which is owned by Northcot House. The other five properties contribute £25 a month to the upkeep of the private road. The development is within walking distance of village amenities which include a convenience store and public houses. It is also less than 10 minutes’ drive from the market town of Hitchin which has a wide range of amenities including shops, supermarkets, cafes and restaurants, a theatre, swimming pools, and schooling for all ages, including grammar schools. For commuters, Hitchin has trains to Kings Cross in just 33 minutes.

Ground Floor

The part glazed front door is sheltered by a portico and opens into the entrance hall which has stairs to the first floor with a monkey tail banister and an understairs cupboard which is used as a comms cupboard. The hall has deep coving and skirting boards, a window to the rear, and patterned floor tiles which continue into the cloakroom which has inset wall shelves, a Burlington WC, and a washbasin set into a wide vanity unit with drawers and storage cupboards.

Reception Rooms

The sitting room has ceiling speakers, deep coving and high skirting boards, sash windows to the front and a feature fireplace with a timber bressummer beam and a brick hearth housing a multi fuel stove. The study has a built-in shelved double storage cupboard, ceiling spotlights and speakers, wood effect tiled flooring, and two windows to the rear overlooking the entertaining terrace and garden.

Kitchen/Dining/Family Room

A particular feature of the property is the open plan kitchen/dining/family room which has dual aspect windows and wide bi-fold doors connecting the room to the paved entertaining terrace in the garden giving an excellent flow from internal to external space for modern family life and entertaining. The dining/family area has a feature fireplace with a stone surround and hearth housing a multi fuel stove. The dining area has space for a table to seat at least eight and the family area has space for several sofas and armchairs.

Kitchen cont'd

The bespoke kitchen was built by M & S Carpentry and has a comprehensive range of cream painted floor to ceiling units with a combination of glazed cupboards, drawers, and shelved cupboards. Folding doors in one range of units conceal a breakfast cupboard with power points for toaster and kettle. The island is of unpainted wood and has a breakfast bar, additional storage including a pull out bin unit, and a granite worksurface which incorporates a double Belfast sink. Appliances in the island include a Siemens dishwasher and a wine fridge, and there is a Lacanche dual fuel range cooker with a five ring gas hob which is set into a mirrored alcove with inset shelved storage and a mantel over with an extractor fan.

Utility/Boot Room

The adjoining utility/boot room has a range of built-in floor to ceiling cupboards, one of which houses the Worcester gas boiler and one the Megaflow pressurised water tank. One wall has two sash windows to the side, coat hanging space and a fitted bench seat, and the opposite wall has a unit with wall shelving, a Shaw’s Belfast sink over a double cupboard and space and plumbing for a washing machine and a tumble dryer. A part glazed door opens to a paved patio in the side garden.

First Floor

The galleried first floor landing has a built-in shelved storage cupboard, stairs to the second floor and access to three bedroom suites.

Principal Bedroom Suite

A door from the landing leads to a passage to the principal bedroom which has dual aspect windows to the rear and side, and space for soft seating as well as the bed. The passage also gives access to a walk-through dressing room which has a door to the en suite and a range of built-in high gloss wardrobes with a combination of hanging space and drawers. The en suite has a freestanding William Holland copper bath with a shower attachment, a separate walk-in shower cubicle, twin pedestal basins, and a high cistern Burlington WC. There is a tiled floor with electric underfloor heating, and a Victorian style radiator with a towel rail. A staircase from the dressing room leads to a second dressing room on the second floor.

Other First Floor Bedrooms and Bathrooms

There are two further double bedrooms on the first floor which both have two sash windows to the front. One of the bedrooms has an en suite with a walk-in shower cubicle with rainwater and handheld showers, a vanity washbasin and a Gerberit WC. The other bedroom has an en suite bathroom with a patterned tile floor with electric underfloor heating, a freestanding bath with a handheld shower, a separate shower cubicle with rainwater and standard showerheads, a Gerberit WC and a vanity washbasin with drawer storage.

Second Floor

The main stairs from the first floor landing lead up to a second floor landing which has built-in eaves storage, a Velux window and space for a seating or study area. On one side of the landing there is a dual aspect bedroom which has a built-in bedhead with power connected. This faces a painting on the wall concealing a TV point and shelved eaves storage has wiring in place for games consoles. On the other side of the landing there is access to a walk-through dressing room which has built-in wardrobes spanning one wall and built-in drawers and cupboards along the opposite wall below a Velux window. This dressing room leads to a bathroom which has a walk-in shower with an inset shelf and two shower heads, a bath with a handheld shower, a vanity washbasin and a Gerberit WC. There is a towel radiator and access to an eaves storage area.

Second Floor cont'd

A door from the bathroom leads to the rest of the second floor which can also be accessed via the staircase in the first floor dressing room. There is a dressing room which has Velux windows for natural light and is fitted with a comprehensive range of wardrobes, drawers, and a dressing table. There is also an area which is currently used as a salon and has a hairdresser’s hair washing sink, a Velux window and access to another eaves storage area. There is scope, if desired, to create a separate apartment on the second floor for extended family or an au pair, with space to create a kitchenette in the salon to make it self sufficient.

Gardens and Grounds

The property is towards the end of a private no through road serving just six properties. There is a pedestrian side gate and five bar electrically operated wood effect metal double gates with additional intercom control from the house which open to a gravel parking area which has space for numerous cars and leads to the house and a detached double carport which has cabling in place for an EV charge point, as well as a pull down ladder to a store area above. Attached to the carport there are two storerooms, one which is used for garden machinery and a second room which includes a WC and a sink with a shower over which could be used to clean muddy dogs. The gravel drive is bordered by brick edged flower and shrub beds and there a wisteria trained up one side of the house.

Gardens cont'd

A porcelain tiled path leads from the gates to the front door and continues right round the house. On one side, outside the utility room there is a split level terrace with space for seating, a lean to greenhouse attached to the side of the house, and a five bar gate to a patio area, with brick retaining walls, in the rear garden which is currently used for loungers. The rear garden also has a more extensive terrace outside the bi-fold doors from the dining/family area which has ample space for tables and chairs for al fresco dining and entertaining. The rest of the landscaped garden is laid to lawn with established shrub and flower borders, outside lighting, and mature hedges and trees providing screening. A gate on one side of the carport leads to a store area with a shed and space for bins.
