History and Heritage

Tanqueray House was given Grade II listed status on 22nd October 1952. It has a red brick Queen Anne façade with Victorian rear extensions. A former house on the plot in Tudor times was damaged in a fire and only the dining room and a bedroom above remain from that period. These rooms retain the original beams. The rooms at the front of the house have the high ceilings and sash windows typical of the Georgian period. The house is believed to have been built for Edward Tanqueray. Edward and his son Truman served as Rectors of Tingrith for a total of 112 years from 1788. The vendors have remodelled at the rear of the house to create a contemporary open plan kitchen/breakfast/family room with an adjoining study.

Ground Floor

A solid timber door opens into the entrance hall which has an open well staircase with paired turned balusters to the upper floors. A cloakroom below the stairs is fitted with a white suite comprising a wash basin set onto a vanity unit, and a WC with concealed plumbing. A door from the cloakroom gives access to one of the two cellar areas.

Reception Rooms

The double aspect sitting room is fully panelled with a hand painted light wood effect and carved coving. The cast iron fireplace has a decorative pine surround and a coal effect fire on a granite hearth. There are sash windows to the front and French doors to the rear garden. The Victorian rear hall has an external door to the garden. The dining room is in the Tudor part of the house and is panelled with painted pine vertical planking and has an exposed ceiling beam.

Kitchen/Breakfast/Family Room

The kitchen/breakfast/family room runs across the back of the house and has three sets of full height glazed doors opening to the patio area and the rear garden. The doors and windows all have sliding louvered shutters. There is a range of bespoke cream fronted wall and base units and soft close drawer units with brown granite worktops extended to provide a breakfast bar area with an inset sink. The range of appliances, by Neff, include a five burner halogen hob with a canopy extractor and stainless steel splashback, a built under oven and a dishwasher. There are two taupe coloured full height bespoke storage units with glazed fronts. The kitchen and breakfast areas have ceramic flooring and a hole in the wall dancing flame fire. The family area has oak flooring. There is an adjoining study area with a fitted desk unit and oak shelving.

Utility Room, Boot Room and Laundry

The utility room is fitted with a range of wall and base units. A door leads to the stairs leading down to the second cellar area which has shelving for wine storage. The L- shaped laundry room has taupe coloured base units, some original Victorian wall cupboards, an inset stainless steel sink and space for a washing machine and tumble dryer. A step down leads to the boot room which has an external door to the rear and a WC.

First Floor

Stairs from the entrance hall lead to a lower landing with bedrooms two, three and four at this level. A further five stairs lead to the upper landing, the master bedroom suite, bedroom five and the family bathroom.

Master Bedroom Suite

The dual aspect master suite has windows to the side and rear and comprises two rooms connected by an archway. In the bedroom area, five bespoke half glazed wardrobes provide storage. The en suite has an inset bath, walk-in shower, twin wash basins set into a vanity unit, WC with concealed plumbing, wall mirrors and recessed lighting. It has a Jack and Jill arrangement with a door opening directly onto the landing.

Further Bedrooms and Family Bathroom

Bedroom two is on the lower landing and has a range of fitted wardrobes. The third bedroom has wardrobes and a flight of stairs up to an en suite fitted with a walk-in shower, a wash basin in a vanity unit and a WC. Bedroom four is in the Tudor part of the house and has a dual aspect, a vaulted ceiling and exposed beams. The front of the property has an in and out gravel drive with wrought iron gates and a recently paved path to the front door. Swimming Pool, Gazebo and Summerhouse

The heated outdoor swimming pool has a removable thermal cover and is set into a separate lawned area on the west side of the property. There is a circular thatched timber gazebo with infrared heating, power and light, and a music system. A separate timber summerhouse acts as a changing room and there is a machine shed.

Equestrian Facilities and Paddocks

There is a fallow paddock to the western side of the property, three stables, tack room, hay store, kitchen, floodlit manège and a small turn-out paddock.


Tingrith is a small village and civil parish in the county of Bedfordshire mentioned in the Domesday Book. It is located close to the M1 motorway at junction 12 near the larger village of Toddington. The nearest major towns are Bedford, 12 miles to the north east, Luton, located 10 miles to the south east, and the new city of Milton Keynes which is 12 miles to the northwest. The parish church of St. Nicholas dates back to the 13th century and can seat up to 200 people.

Tingrith Today

Tingrith has a population of approximately 150. It lies on the edge of the Duke of Bedford's Woburn estate and the Georgian village of Woburn which has a range of restaurants and pubs and is approximately 3 miles away. The town of Woburn Sands, with its more extensive range of facilities, is a further 2 miles. Woburn Golf and Country Club, which has three championship courses, is situated in the pine woods to the west of Woburn Abbey and its safari park. There is a new Center Parcs holiday centre on the outskirts of Ampthill. Mainline rail links include services from Flitwick to Bedford or St. Pancras International, and from Leighton Buzzard to the Midlands or Euston on the West Coast line. There are middle and upper schools at Ampthill and Toddington and the Harpur Trust private boys’ and girls’ schools in Bedford.
