Celebrate Christmas while selling your home – part 1

Selling one’s home during the countdown to Christmas is for some, a dream come true, with the prospect of buyers that share similar eagerness to start the new year in a new property. But for others, the house-selling process can put a decidedly Scrooge-like spin on festivities, as parties, gifts and feasts are swapped for packing, gazumping and forms.

One of the most important aspects of marketing your home is its presentation to viewers. But how do you maintain an exceptional appearance when the call for Christmas décor rings round the house? Here’s our top tips for giving your home a festive feel while keeping it attractive for would-be buyers…

1. The tree: apply a little artificial intelligence

If you’re anything like us, you prefer a real tree at Christmas. But even non-drop varieties can shed their needles when you crank up the central heating – and that means vacuuming in time for viewings. Additionally, some people can have pine allergies – not good when the only reaction you want to give prospects is one of amazement.

So if you’re selling in the run-up to Christmas, it’s time to eschew natural trees in favour of artificial versions, which are perfect for packing away for your next home and all the Christmases ahead. 2. Wine and dine your prospective buyers

When it comes to house-buying, some things – kitchens, bathrooms, location – are deal-breakers. It’s time to use a little psychology and encourage the visitors to leave with a positive, aspirational mood – and it just takes a few seasonal souvenirs…
