Celebrate Christmas while selling your home – part 2

Following our previous blog on marketing of your home during the Christmas countdown, we’ve a few more festive tricks up our sleeve. From cosy fires to fantastic photography, these tips can help you sell your home in the evermore competitive property market, while sustaining the seasonal spirit throughout the period…

1. Fire up your fire

There’s possibly nothing more inviting than a real fire when it’s bleak outside. Whether yours is a wood-burner, or an open coal fire, make sure it’s alight for viewings, ready to warm your guests and spark their interest in your home. Not only is this a practical way to fend off frostiness, it also draws attention to one of the features many of today’s buyers find enticing.

A word of warning though: fires need to be maintained to stay safe and ready for the winter season. Ensure the chimney is swept by a qualified chimney sweep – government-appointed Hetas has a regional list of approved sweeps – and follow this excellent advice on cleaning fires from Stovax.

2. Make your home scent-sational

You’ve no doubt heard about supermarket retailers’ ploy of directing the smell of freshly baked bread through the heating ducts at the front of the store – a cunning way to draw you inside. Indeed, perhaps as shoppers we’re literally willing to pay through the nose for goods, as this Independent article reveals.

Back at home, there’s no reason why you can’t use the same olfactory approach – but since it’s almost Christmas, do make sure the home scent is suitably festive. Steer clear of musty, heady concoctions that aren’t to everyone’s taste and instead choose an uplifting, citrusy scent like this from Amara – it’s sure to lift the spirits of every guest.

3. Call in the professionals

Put yourself in a buyer’s shoes. Statistics about online traffic suggest most home-hunters now start their property research online – in fact, according to Zoopla, 82 per cent of buyers. And since imagery is the one thing that grabs browsers’ attention as they visit websites, it’s the one thing you must get right.

Of course, we know that sounds like a major plug for our professional photography services, but here’s another thought: if you were browsing online property sites in the run-up to Christmas and noticed a property looking seasonal, you’d assume that the home has just been listed. And since interest in a property peaks at the early stages of its marketing, using professional photography is the best way to grab attention from this kind of audience. After all, they scan through properties like a child dismissively skims through the instructions of their new Christmas gadget…
